How much does it cost for real estate photos?

Our base rates are published on the Real Estate Photos page of this website. Those rates apply to properties up to 2000 SF of heated living area. For larger properties there is an additional charge that is calculated based on size and time required. For an accurate quote we recommend submitting the Get A Quote form on our website..

What’s included in your real estate photo packages?

The base rate includes up to 2 hours on site plus the time required to edit your photos. This also includes photo enhancements, such as exposed exterior views through windows, fires in fireplaces, colorful scenes added to TV screens, blue skies, and enhanced green lawns, when required.

How many photo image files will I receive?

This varies by property type. Houses will typically have 30 to 50 images, town homes will have 20-35 images and condos and apartments will have 15-25 images. These estimates will always include interior and exterior images.

Can you make the skies blue if my shoot is on a cloudy day?

Yes. If your photo shoot is scheduled on a cloudy day, when requested by the client we will replace the cloudy skies blue skies on the exterior images.

Do you provide amenity photos for condominium communities?

Yes for a nominal fee we will add amenity images, such as swimming pools, club rooms, fitness rooms, laundry rooms, etc… We may use stock images or we may reshoot on the same day as your photo shoot.

Will you do photo shoots on weekends?

Our standard work days for photo shoots is Monday through Friday, but we can sometimes do shoots on weekends. There is a weekend shoot fee of $100 that will be added to the base rate.

How long does it take to receive my photos?

Since I do all my own photo editing the standard turn-around time for photos is within 48 business hours (or 2 business days) of the photo shoot. If a faster turn-around is required it is recommended that you let us know before your scheduled the photo shoot. There may be an additional rush fee should you require less than a 24 hour turn-around on your photos.

Do you offer a 24 hour rush service?

Yes. When required we can provide a 24 hour turn around on photos, including weekends and regardless of the day of your photo shoot, for an additional fee. Please inquire when this is required.

What format do you provide the photos?

Your final image files are delivered via a DropBox folder link. They are saved in a high resolution JPG image files. The resolution of the images are large enough for printing on marketing materials, such as flyers and postcards, and they are also optimized for uploading the MLS.

Where can I view samples of your photos, floor plans and videos?

You can find samples of my real estate images on my Facebook and Instagram accounts @jeffwirzphoto, as well as on the Gallery page on my website.

Are you an SmartMLS authorized photographer?

Yes. The Smart MLS has certified me as a “verified photographer”. When uploading your images to the MLS in Matrix you will be asked to identify your photographer by name or ID. My SmartMLS photographer ID is 847063. You also have the option of authorizing me to upload the images on your behalf. Visit the SmartMLS Photography page to learn more.

How do I book a photo shoot?

The easiest and fastest way to schedule a photo shoot with me is to use the simple booking form on my website. Just look for the Book Now link at the top.

Does the realtor need to be present for photo shoots?

Ideally yes, but you might be interested to know that I do have access to Supra eKey lockboxes. As long as the homeowner and/or tenant approves this in advance, I can do most photo shoots without the agent, homeowner or tenant present.

Do you offer any staging or setup advice for real estate agents?

Yes. There are two ways I can assist you in advance of the photo shoot. The first is to visit the Checklist page on my website and review Photo Shoot Prep Checklist suggestions. On that page there is also a downloadable “Seller Preparation Guide” that can be shared with the sellers in advance of the photo shoot. The second option is to schedule a Photo Shoot Consultation appointment with me. There is a $50 fee for this option, but if requested I will meet the agent and any other stakeholders at the property to discuss staging and any preparation work that may be required before the photo shoot.

What is your cancellation policy?

I will never charge a cancellation fee for any reason as long as I am notified at least two hours prior to the scheduled photo shoot.

Do you also create floor plans?

Yes. When requested as an add on service to a photo package I can provide a floor plan for each level of the property as well. My floor plans are black on white graphics and provide renderings of all walls, doors, windows and key features of the interior of the property, along with room labels and dimensions. Do you offer virtual staging with furniture and accessories?

Yes, we offer high quality virtual staging. If requested in advance these images will be delivered with the rest of your photos, otherwise these can take up to 24 hours longer than your original photos.

Do you offer Matterport?

No, but we can provide a much more affordable option that present viewers with a similar, easy-to-use experience. We offer a “360 Walk Thru Video” option at an affordable rate. For just $125 (fixed rate for any property size or type) we will provide a high quality video that provides a full 360 degree property walk through, including the exterior and interior of the property. The final video is provided via an “unbranded” YouTube link that can be added to the MLS “virtual tours” section. Visit our Real Estate Video page for a demo video and more information.

Do you shoot video for real estate?

Yes. we provide two popular video options for real estate. The most economical is my “360 Walk Thru Video” option, which provides a full 360 degree walk through experience of the property, similar to Matterport. For a high-end video experience I also offer a “Premium Highlight Video” option. This video is provided in 1080 quality and includes much slower, smoother video movements highlighting the property’s most important rooms and features. What is your most economical real estate video solutions?

My most affordable video option is the “360 Walk Thru Video” option, which provides a full 360 degree walk through experience of the property, similar to Matterport. Visit my Real Estate Video page for sample video and more information.

Do you offer any upscale video solutions for high end properties?

Yes. For a high-end video experience I offer a “Premium Highlight Video” option. This video is provided in 4K quality and includes much slower, smoother video movements highlighting the property’s most important rooms and features. Are your videos branded or unbranded?

By default, my standard real estate video packages are always “unbranded”, which is required for use on the MLS. However, by the real estate agent’s request I can also provided “branded” video, as well as other customized video solutions. Contact Me to discuss any special video customization you may need.

Can I use your videos as a virtual tour on the MLS?

Yes. Either of my two standard video package options can be used as a “virtual tour” on the SmartMLS. My videos are “unbranded” by default, which means there are no commercial markings on the videos, including my brand, the agent’s or the broker’s brand. I will provide a YouTube link that can be inserted into the virtual tours section on the MLS.

What format do you provide your final videos in?

The “360 Walk Through Video” is provided via an unbranded YouTube video link. The “Premium Highlight Video” is provided via DropBox link in an MP4 file format. This is provided this way so the final video can be downloaded to your computer and then uploaded to your own website site or social media account. I can also provide the “Premium Highlight Video” with a YouTube link by request.

How long (in minutes) is the typical real estate video?

The length of my real estate videos depends on the property size and type and the package chosen. The “360 Walk Thru Video” is typically between 3 and 5 minutes, and the “Premium Highlight Video” is in the 2 to 4 minute range. The length also depends on whether your requested aerial video.

Is the music that synced to your videos royalty-free?

Yes. This is so it can be shared and played on social media platforms, such as YouTube, Facebook, Instagram and Twitter, without any licensing infringement issues.

Do you offer aerial photography?

Yes. I am a licensed drone pilot (FAA Part 107 Certificate #4485492) as well as insured to provide commercial aerial drone services. I can provide both aerial photos and aerial video. See the Aerial Photo/Video page for pricing and more information.

Do you do twilight photography for real estate?

Yes. This requires a second visit to the property during hour of the sunset, and certain conditions will be needed. The add-on fee is $75 for a single twilight image. This includes the onsite visit and photo editing. If you are interested in having a twilight photo, please inquire in advance of your photo shoot.

Do you offer professional staging services?

I am not a stager, but I do have experience working with stagers and have some knowledge on the fundamentals of staging using items that are already in homes. I do also work with an excellent professional stager who can provide you with a staging consultation (for a fee), and who also has staging furniture and props available when required.

What is your service area?

I am based in Stamford, Connecticut and serve most of Fairfield County and some of New Haven County. The following towns (in geographic order) are my standard service area: Greenwich, Stamford, Darien, New Canaan, Norwalk, Wilton, Ridgefield, Danbury, Westport, Weston, Redding, Bethel, Newtown, Fairfield, Easton, Monroe, Bridgeport, Trumbull, Stratford and Shelton. For areas outside of these towns there will be a $25 travel fee added to your invoice.

What are you payment terms?

A full payment is due upon the delivery of all invoiced items. I do not ask for a deposit or any funds up front. Upon the completion of all work I will provide an invoice that can be paid online using most major debit or credit cards. I also accept Venmo (@jeffwirzphoto) or personal or business checks. A payment plan is also available with a $25 fee for those who request this in advance.

Do you charge state sales tax?

Yes. I am required by Connecticut law to collect a 6.35% sales tax for all services rendered. This will be added to your invoice. My Connecticut tax registration number is #079558052-001.
